Mall Operations Manager


POSITION OBJECTIVES

To oversee the day to day operations of the Mall in terms of Presentation Cleaning Engineering Facilities and Ambience are kept up to the highest standards and to meet all tenant requirements.




KEY RESPONSIBILITIES

• To ensure the mall is presented to its customer in the highest possible standards by maintaining the interior and exterior of the building.

• Conduct regular inspection of the interior of the property with specific attention on cleanliness preventive maintenance health and safety fire and parking.

• To complete the quarterly property inspection reports to track maintenance programs amp repairs in the complex including the follow up to ensure corrective measures are completed in a timely manner.

• To execute key objectives as detailed in the Capex and Operating budgets and plan priority based effective phasing of the budgets.

• Responsible for initiating the leasing process from offer to execution of lease through the Administrator for storages to prospective tenants.

• To establish liaison with local Government agencies like CID Police Taxi operators and Civil Defense to make use of their presence in the Mall.

• As per directives from the Management enforce rules amp regulations are followed by the Tenants with particular focus on operating hours delivery schedule waste removal promotional signs amp other related issues.

• Monitor and review performance of all contract service providers to ensure scope of work contained in the contract is complete.

• To detail the job responsibility of each operations coordinator ensure accountability of specific responsibilities assigned and access periodic achievements of theirs.

• Serve as a Team Leader for the Crisis Management Response Team

• Coordinate with cleaning contractor to ensure proper manpower is in place to maintain the interior of the mall in the highest possible standard.

• To oversee cleaning contract including scheduling of cleaning staff personnel implement cost cutting program amp improve cleaning efficiencies.

• To oversee the cleaning process and conduct periodic inspection of FOH BOH Food Court and make reports follow ups.

• Food Court Mall front of the house areas entrances parking back of the house areas periphery amp exterior of the building are maintained at all times to set standards.

• To oversee special cleaning areas as per the schedule. To supervise the exterior cleaning schedules and spring cleaning of the specific areas as assigned. To ensure that garbage is cleared regularly.

• To coordinate the repairs amp maintenance projects property inspections with the FM to ensure items are completed and delivered within a timeline.

• To oversee the duties amp performance of the exterior maintenance contract to ensure the exterior of the building in maintained to the highest level possible.

• To have property inspection of the Mall twice a week. Report follow ups fix. Meet tenant representatives to maintain relationships.

• Report any unsafe condition which requires repair to the top management for immediate remedies.

• To ensure that all vertical transport smooth functionality amp safety. Proper lighting airconditioning levels sliding door parking fit to use amp toilet facilities are always in a workable condition.

• To review the Planned Preventive Maintenance PPM schedule checks are carried out for all assets.

• To oversee the additional services budget if any.





Skills


REQUIRED EXPERIENCE

•Has completed at least 10 years’ experience in quality retail project management within major shopping centers within the Gulf region with at least 5 years’ experience in Facilities management



EDUCATION BACKGROUND

•Possesses a Bachelor’s degree Engineering.

•Professional Certifications courses

•Is a proficient user of MS Office and MS Project – AutoCAD is an added value.



REQUIRED KNOWLEDGE SKILLS AND PERSONAL QUALIFICATIONS

•Problem solver.

•Highly organized and disciplined.

•Meticulous and detail oriented but does not lose focus of the big picture.

•Team player welltempered capable of working under pressure and following instructions to the detail

•Management and delegation Skills

•Proven operation skills in shopping malls

•Well adept in mall or building operations maintenance and management

•Good communication and presentation skills

•Smart proactive and hard working

•Able to be trusted with confidential and sensitive company information
